Portable Appliance Testing
Portable Appliance Testing, or PAT Testing is the process of inspecting and testing electrical appliances to ensure they are safe to use. It involves a visual check and instrument-based tests to identify risks like damaged cords or faulty wiring. While PAT testing is not a strict legal requirement in itself, it is the standard and a widely recognised method for businesses and landlords to comply with broader legal obligations to ensure electrical equipment is safe and maintained to prevent accidents
Fire Risk Assessment
A Fire Risk Assessment (FRA) is a legal requirement for all commercial buildings, workplaces, schools, HMOs and public premises under the Regulatory Reform (Fire Safety) Order 2005. Every business or organisation must ensure the building is assessed by a competent person to identify fire hazards, evaluate risks to people and ensure appropriate fire safety measures are in place, you must have a Fire Risk Assessment — and keep it updated to comply with UK fire safety law.
Fire Alarm Testing
Fire Alarm testing and maintenance are legal requirements for commercial premises & schools in the UK under the Regulatory Reform (Fire Safety) Order 2005. The British Standard BS 5839-1 provides the code of practice for these activities, recommending a schedule of weekly, monthly and six monthly checks.
Emergency Lighting Testing
Emergency lights must be tested monthly via a short "flick test" to ensure they turn on and annually with a full-duration test to confirm they remain on for the required time (typically three hours). Monthly tests check for basic functionality, while the annual test ensures the battery can last for the rated duration and requires switching off the main power for three hours. All results should be recorded in a logbook
Fire Extinguisher Servicing
Fire extinguishers require professional servicing annually, with extended services every five years (or ten for CO2 extinguishers). These services ensure the extinguishers are in proper working order and comply with British Standards, involving checks on pressure, physical condition and labels.
Fire Door Inspection
Fire door inspections are a legal requirement to ensure fire doors function correctly in a fire. The process involves a detailed visual and operational check of all components, including the door leaf, frame, hinges, seals, ironmongery, closing mechanisms, to confirm they are intact, undamaged and fully functional. Inspections must be documented and the frequency depends on the building's use, with more frequent checks recommended for heavily used areas
